Time To Clean Up After Storms

There is an aftermath including tree removal, roof repair and general yard clean up.  Remember your homeowner’s insurance may provide some coverage so it pays to call our office for a review. Home Clean up tips

  • Check for mold. If you had water damage, there might be a mold issue. Check attics for mold.

  • Replace drywall and insulation that has been contaminated with flood waters
  • Check your gutter and roof for damage.
  • Clean up damaged trees. This may mean trimming branches that could create a liability issue.
  • Fix any window damage including broken glass.
  • Fit any damage to siding.
  • It may be necessary to hire a professional to help you with major repairs.

Can That Be Covered?

How many of you have actually read your homeowner’s insurance policy? We guess not too many. We do recommend that you read your policy to help you understand what coverage you have. Most homeowners are familiar with the basic coverage found their homeowner’s insurance policy; including coverage for the home itself, personal property and liability associated with owning a home.

Are There Other Coverages?

There is often other coverage found in your homeowner’s insurance policy that you may not know you have. Remember, each policy is different, so these coverage examples are general in nature.  This “hidden” coverage may have specific limits and terms of which you need to be aware, but here are some examples of coverage found in most homeowner’s insurance policies.

  • Liability coverage away from your home. You have coverage if you cause injury to a third party away from your premises.
  • Damage to your neighbor’s property. If you are at a party and cause damage to your neighbor’s property, chances are it would be covered.
  • Legal expenses. Should you be sued for an accident that occurred in your home, chances are legal costs would be covered under your homeowner’s insurance policy.
  • Additional living expenses. Your policy can pay the additional costs of living away from home if you cannot live there due to damage from an insured loss. It covers hotel bills, restaurant meals and other costs, over and above your usual living expenses, incurred while your home is being rebuilt.
  • Many homeowners’ policies provide a small amount of coverage for stolen money.
  • Property of your college student. If your dependent child is a full-time college student living on campus, their property is covered by your homeowner’s insurance policy

It is important to note that not all homeowner’s policies are created equal, and what one company offers may not be the same as another company. Also keep in mind, if you bought your policy online, who really knows what coverage you have?

Are You Prepared For The Next Flood? Part Three

freec tHistoric storms in the Gulf of Mexico, such as Harvey, Irma and Maria have emphasized the importance of homeowners securing flood insurance through the National Flood Insurance Program (NFIP).

NFIP: The City of Punta Gorda participate in the National Flood Insurance Program (NFIP). The NF P makes federally backed flood insurance available for all buildings, whether they are in the floodplain or not. Flood insurance covers direct losses caused by surface flooding, including a river flowing over its banks, a lake or ocean storm, and drainage problems.

The NFIP insures buildings, including mobile homes, with two types of coverage: structural and contents. Structural coverage is for the walls, floors, insulation, furnace, and other items permanently attached to the structure. Contents coverage may be purchased separately provided contents are in an insurable building.

Mandatory Purchase Requirements: The mandatory purchase requirement applies to all forms of federal or federally related financial assistance for buildings located in a Special Flood Hazard Area (SFHA). This requirement affects loans and grants for the purchase, construction, repair, or improvement of any publicly or privately owned building in the SFHA, including machinery, equipment, fixtures, and furnishings contained in such buildings.

How it Works: Before a person can receive a loan or other financial assistance from one of the affected agencies or lenders, there must be a check to see if the building is in a Special Flood Hazard Area (SFHA). The SFHA is the base (100-year) floodplain mapped on a Flood Insurance Rate Map (FIRM). It is shown as one or more zones that begin with the letter “A” or “V”.  Flood Insurance is a valuable tool in the protection of your home.  Can you afford not to have this insurance?

Are You Prepared For The Next Flood? Part One

As you are aware, most locations in the City of Punta Gorda require the purchase of flood insurance as a condition of a mortgage. It is our belief; however, that all properties in the City of Punta Gorda and numerous locations in Port Charlotte are susceptible to damage from flood waters and property owners should protect themselves by purchasing flood insurance. Here are some reasons why:

The Flood Insurance Rate Maps do not take into account the vulnerabilities to storm surge. These maps primarily look at rainfall flooding. The City of Punta Gorda is extremely vulnerable to storm surge. In fact, all residents in the City of Punta Gorda live in a storm surge zone. With the City of Punta Gorda having an average elevation of less than 10 Feet, this leaves a majority of our population vulnerable to storm surge even from a minor storm. It is very possible that residents in X Zones (which are not required to have flood insurance) could experience flooding from storm surge that could cause major damage to their home or business, and any contents contained in the structures. Many people living in zones that do not require the purchase of flood insurance have purchased flood insurance for the reason stated above.

Most, if not all, homeowner’s insurance policies do not cover floods, but if you live in certain areas, your mortgage company may require flood insurance.  You do not have to live close to a river to be exposed to a possible flood.  If you do live in a special flood risk area, you need to have flood insurance; especially if you need help from the federal government.

Flood Insurance Facts

  • Floods are the most common natural disaster.
  • 30% of floods occur in moderate risk areas.
  • If you live in a flood community, you have a greater chance of having a flood than you do of having a fire.

Federal Flood Insurance

The law requires coverage in an amount equal to the outstanding principal balance of the loan, the value of your home, or the maximum limit of coverage under the program whichever is less.

The only way to purchase flood insurance is through the federal government, (FEMA).

Flood Insurance Myths

  1. “We have had a flood, so I cannot get coverage.” It does not matter how many times your home has been flooded; you are still eligible for coverage if your community participates inthe National Flood Insurance Program.
  2. “I do not live near water so I do not need the coverage.” Flood waters can travel hundreds of miles. Check with our office for information on how we can help you determine your risk.
  3. “I live in a flood zone, so I cannot get coverage.” You can get federal flood insurance no matter where you live, if your community participates in the National Flood Insurance Program.
  4. “Flood insurance is only for homeowners.” Flood insurance is available for renters, condominium owners, businesses, and manufactured homes.

The Risks of Owning a Swimming Pool

Summer is here and many of us are enjoying our backyard swimming pool.  It is good to remember that owning a pool not only has liability risks, but there are property risks as well. However, most important is keeping your friends and family safe, so here are a few pool safety reminders.

It is also important to have a personal insurance review to make sure all your summer activities are covered.  For example, if you have purchased a boat, you may need a separate watercraft policy.  In addition, if you have installed a pool you will need to add that risk to your homeowner’s policy.  We want you to have an enjoyable and safe summer, so here are some reminders about summertime safety

Property Risks and Pools

Some insurance companies consider a pool to be an external structure, and it may not be covered under your personal property.  If that is the case, your pool needs to be declared and listed on the policy, just like a shed or any other extraneous structure.

  • Pumps and related equipment can be damaged. Make sure your homeowner’s policy will cover this kind of equipment, including equipment failure
  • Water damage to the pool. Unless the damage is a result of a covered event, there is no coverage for cracks in the pool and related walkways.
  • Falling objects like trees may be covered.
  • Faulty workmanship is not covered under a homeowner’s policy. If you have a contractor working on your pool, make sure they have the proper insurance.
  • Are your pool cage supports or screening covered? They can be but it depends on your homeowners insurer.
